There’s a lot of unused additional living space available in your loft and depending on how your house was originally built there are several ways to make the most of it, some more complex than others but all will create more living space and allow more light in. A standard loft conversion will almost certainly require scaffolding and the work itself generally consists of reconfiguring and extending the roof in one way or another, installation of new windows, perhaps a Juliet balcony and of course a new staircase. Then there’s the internal refit and the final finishing to your specification.
There IS a specific sequence to follow to ensure everything is in order and the job runs smoothly: Nowadays, with the planning laws relaxed, quite often no planning approval is required and work can be commenced under a building notice which we will apply for. Quite often a loft conversion falls under the parameters of permitted development but not always.
If your property is detached it makes things simpler. If it’s adjoined to another property a party wall award MUST be issued and agreed by every neighbour who may be affected before work commences in order to avoid any problems while it’s being built or in the future. We can help you with all of this.
Internally, we convert your loft and leave it as a fully decorated empty shell, usually with an en-suite bathroom. You can then furnish it to become a functional office, an additional living space, bedroom or a luxury bathroom – or a combination of any of these, depending on how much space is available.
Standard things to be aware of when considering a loft conversion are:
a) In almost every case the height of the top section of the external roof can’t be raised above its existing height.
b) There has to be enough headroom internally for a grown man to stand up in with room to spare. If there isn’t, the loft rafters may have to be lowered which will impact on the height of the bedroom ceilings below. This applies to staircases also.
c)Newly installed staircases must comply with building reg’s in relation to fire and safety.
